We’re delighted you’ve chosen to spend time here. This special place was created for slow mornings, fresh lake air, starry nights, and the simple joy of being close to nature. Whether you're exploring nearby beaches, hiking the Bruce Trail, watching the sunset over the bay, or simply relaxing with a cup of coffee on the deck, we hope your stay feels restful and memorable.
Every effort will be been made to ensure your stay is enjoyable. If you notice anything that needs attention after your arrival, please let us know right away so we can assist you.

🌾 HOUSE RULES AND PROPERTY POLICIES
GUEST AGREEMENT
By confirming a reservation or staying at Sunny Meadow Retreat, guests acknowledge that they have read, understood, and agree to follow these house rules. Failure to comply with these rules may result in additional charges, involvement of local authorities if required, or termination of the stay without refund.
These guidelines help keep our cottage clean, safe, and enjoyable for everyone—especially in a sensitive natural area like the Bruce Peninsula. They also protect the home so future guests can enjoy the same peaceful experience.
These policies are required due to insurance coverage limitations, septic system capacity, and local regulations governing short-term rentals. The violation of these rules may result in immediate termination of the stay without refund.
💰 Damage Protection Deposit
For direct bookings, a refundable damage protection deposit of CAD 500 is required for each stay. The deposit will be returned in full provided that:

No damage occurs to the cottage, furnishings, or property

No excessive cleaning is required

All house rules are respected
This helps us maintain the cottage’s quality for future guests.
📝 Damage Reporting Rule
To prevent future disputes:
• Guests must report any damage, malfunction, or issue immediately upon discovery.
• Failure to report may result in the guest being held responsible for additional repair or replacement costs.
• Documenting issues early helps ensure a smooth resolution for both parties.
💳 Additional Charges
Guests agree that additional charges may apply for:
• Excess cleaning
• Damage beyond normal wear and tear
• Lost keys or lockouts
• Violations of house rules
These charges may be deducted from the damage deposit or charged through the booking platform.
STAYING AT THE COTTAGE
🕒 CHECK IN & CHECK OUT
Please respect check-in and check-out times as our cleaners need time to get in and out. You will be charged an extra $150 if you leave late or arrive early without prior approval.

Early check in may be possible pending availability, with advance approval -
WIFI Network/Password provided the day before your arrival and also available on the whiteboard, in the kitchen
Check Out
Check out time: 10:00AM
Before you leave, please:

Wash and put away used dishes, pots, cutlery, glasses, etc

Leave used towels in the tub

Leave used beds unmade

Please check all drawers, closets, and under the bed for personal belongings

You can leave any leftover food in the fridge/freezer

If you adjusted the thermostat during your stay, please set thermostat to: 26C during the summer and 18C during the winter months

Turn off all lights, fans, and appliances

Close and lock all windows and exterior doors

Please notify us if any damage occurred during your stay or if any items are no longer working
🌙 OCCUPANCY GUIDELINES
Maximum Occupancy
Sunny Meadow Retreat is designed for comfort, safety, and a peaceful cottage experience. The maximum occupancy is 6 guests. This limit applies to all overnight guests.
Visiting Guests (Daytime Only)
Daytime visitors are welcome, but overnight visitors beyond the registered guests are not allowed.
Please ensure all visitors respect the property, neighbours, and house rules during their stay.
🚗 Parking on the Property
• Park only in the designated parking area
• Do not park on grass, septic field, or roadways
• Maximum 3 vehicles
🏕️ Tents, RVs & Outdoor Overnight Stays

Camping on the property is strictly prohibited. This includes tents, RVs, trailers, or temporary shelters used for overnight accommodation

All overnight guests must be registered and are subject to the cottage’s maximum occupancy limits. Outdoor overnight camping, sleeping in vehicles, or staying anywhere outside the cottage is not permitted.
This policy exists due to insurance limitations, septic capacity, and local regulations.
📡 Internet & Cell-Phone Service
Due to the rural location, WIFI or Cell phone signal may occasionally be slower or unreliable.

Illegal downloading or unlawful online activity is prohibited

Cell coverage on the Bruce Peninsula is limited.

Guests are encouraged to enable WiFi calling on their phones.
GUEST CONDUCT
🤫QUIET HOURS & NOISE BY-LAW
Quiet hours are 10:00 PM to 7:00 AM.
No person shall make noise that causes a disturbance or behave in an antisocial manner. Examples of disturbances include:
• Loud music
• Outdoor speakers
• Excessive outdoor gatherings
• Fireworks
• Late or early hour disturbances
• Yelling, shouting, chanting or loud conversations
Municipality of Northern Bruce Peninsula Noise By-law No. 2018-37 applies 24 hours a day, 7 days a week. Failure to comply with the Municipality's Noise By-law may result in the notification of the Ontario Provincial Police who may issue a Notice of Offence.

ABSOLUTELY NO Parties, large gatherings, and events are permitted.
Please enjoy your stay but have consideration for others.
🚭 SMOKE FREE & SUBSTANCE FREE HOME
Sunny Meadow Retreat is a non-smoking, non-vaping, and substance-free home. Indoor smoking/vaping may result in a deep cleaning fee.

Dispose of cigarette butts properly
🐾 PET GUIDELINES
Only ONE pre-approved small-medium size well behaved dog is permitted on the premises. No other animals/pets of any kind are allowed.
Pet fee: $100 per stay
Guests must:
• Not leave pet unattended
• Keep pet off furniture and beds
• Ensure it is house trained
• Clean up outdoor waste
• Manage barking and keep pet off neighbouring properties
When outdoors, the dog must be always kept on a leash and may not roam freely. Guests are responsible for all pet-related damage.

COTTAGE CARE
🛋️ Furnishings & Property Care
Please help us keep the cottage in excellent condition for all guests.
• Treat all furnishings and décor with care.
• Guests may be charged for damage beyond normal wear
• Eating or drinking on the beds is not permitted.
• Please do not rearrange the furniture.
• Pets are not allowed on furniture or beds
🍳 Kitchen & Cooking
• Cooking allowed only in the designated kitchen and BBQ area.
• Do not use other indoor or outdoor areas for cooking.
• Please clean all cooking surfaces and utensils after use
🚿 WATER & WELL INFORMATION
The cottage uses clean, periodically tested well water. It is safe for drinking, cooking, and bathing.
A water dispenser is available for 18L jugs if guests prefer to bring bottled water.
SEPTIC SYSTEM GUIDELINE
The cottage is on a sensitive septic system.
• FLUSH ONLY WASTE AND THE TOILET PAPER PROVIDED
• No wipes, feminine products, paper towels, or other items
• Never pour grease, oils, scrape food, coffee grounds or harsh chemicals down drains
• Scrape food waste into the garbage

Pickup Day: Monday

Recycling goes in blue bags

Rinse containers before recycling

When full, tie bags securely

Unless directly differently, on the day of your departure, place the bags in the outdoor metal bin at the end of the driveway. Lift the red flag to indicate that the bin is full.
Municipal service collects two garbage bags per household per week. If you have extra garbage, please take it with you when you leave.
SAFETY INFORMATION
🔥 INDOOR WOODSTOVE & OUTDOOR FIREPIT USE
Indoor Woodstove
The indoor woodstove is not available for guest use and must remain off.
Outdoor Firepit
Allowed only when no municipal fire ban is in effect.

No fireworks or burning garbage
🚨 SMOKE, FIRE & CO ALARMS
The cottage is equipped with:

Smoke / Fire alarms

Carbon monoxide detectors
Please do not tamper with alarms and notify the host if a device alerts or shows a low battery.
🔒 Locks / Lockout Policy
For security reasons:

Do not change or add locks

Notify the host if locked out

Lost keys or lockouts may result in a service fee

Guests are responsible for securing the cottage during their stay and at check out.
📷 SECURITY CAMERAS
Two exterior security cameras are installed on the property.
• Cameras monitor entrances, parking areas, and the driveway
• No cameras are inside the cottage or in private areas
• Cameras must not be tampered with or disabled
🏠 Host Access to Property
The host or authorized personnel may access the property if necessary for:
• Emergency situations
• Urgent maintenance or safety concerns
• Verification of rule compliance (such as occupancy limits)
Whenever possible, guests will be notified in advance.
